History
Itaipava is a product of the mature verticalisation of Moema dos Pássaros: a single, slender tower on Avenida Jacutinga, with two apartments per floor and a standard floor plan of around 125 metres — the size that defined the neighbourhood when it traded the house for the tower. Market sources disagree on the handover year, pointing at times to 1992, at times to 1995; the house’s rule requires two independent sources that agree before a year can enter the field, and for that reason it is left blank. Design authorship and development are not found in any publicly verifiable source.

- Curiosities: Avenida Jacutinga has built up a small collection of buildings named after Ita- place names — Itaipava at 220, Itajubá at 251 and Itacolomy at 360 —, a legacy of the taste for names of Brazilian towns and mountain ranges that marked São Paulo real estate development in the 1980s and 1990s. And the address is Avenida Jacutinga, not Rua: the road is one of those that form Moema dos Pássaros, where jacutinga, gaivota, inhambu, canário, macuco and sabiá became street names.

The tower occupies about a fifth of the plot and is set back on all four sides, which gives cross-ventilation and unobstructed views from the middle floors upward. With two apartments per 277 m² floor, the standard floor plans run around 125 metres; the penthouse, at 253 m², occupies practically the entire floor on its own — in practice, a different product within the same building. The architectural design’s authorship is not publicly documented and, for that reason, is not attributed here.
