History

Villa Europa — the celebrated “high-rise of Rua Tucumã” — is a tower with one apartment per floor in Jardim Europa, facing Clube Pinheiros. Built by Construtora Moraes Sampaio, it was marked by 15 years of legal drama: built to around 117 m when the approved project allowed for ~87 m, it was embargoed in 1999 and only obtained its occupancy permit (Habite-se) in January 2014. Units range from ~672 m² (4 suites) to more than 1,000 m², valued in the tens of millions. The architectural design is by Israel Rewini, who lists the building in his own firm’s portfolio, credited to Construtora Moraes Sampaio.

Architecture and aesthetics

Villa Europa’s architecture is inseparable from its height. At 117 metres in a neighbourhood organised horizontally, the tower does not converse with its surroundings — it imposes itself on them — and that is precisely why it works as a visual landmark, the only vertical reference point for anyone looking at Rua Tucumãi from a distance. The height also defines the experience inside. With one apartment per floor, each family occupies the entire slab, with no neighbour on the landing, and the view changes from floor to floor — a rare thing in a low-rise Jardim Europai. There is also an unusual design decision for the high end of the market: units delivered at screed stage, for finish customisation — the building provides the structure and the floor area and leaves the rest to the resident. The architectural design is signed by Israel Rewini.

Jardim Europa: the address

Rua Tucumãi runs along the edge where Jardim Europai meets Itaim Bibii and the river, and number 691 sits exactly on that fold: it is eighty metres to Parque Bruno Covasi, the new Pinheiros waterfront, and less than three hundred to Estação Cidade Jardimi on Line 9 – Esmeralda. It is a combination the heart of the neighbourhood does not have — Jardim Europa was born as a garden neighbourhood of houses, turned inward, and whoever lives on this edge gains, besides the wide streets and the quiet, a waterfront and rail transport within walking distance. A few minutes away are Esporte Clube Pinheirosi and Shopping Iguatemi São Pauloi; Shopping Cidade Jardimi sits on the opposite bank of the river. It is the edge of the neighbourhood that communicates with the city without depending on it.
