Carinás

In Higienópolis, a 1961 tower on the residential stretch of Avenida Angélica, a few minutes' walk from Shopping Pátio Higienópolis. Single tower, narrow lot, large floor plans: the size arithmetic the neighbourhood used to do before the law changed.

History

Carinás occupies number 1132 Avenida Angélica, on the stretch of Higienópolis where the avenue stops being a corridor and becomes a residential address. It was built in 1961 — from the crop that made Angélica go vertical in the late 1950s and throughout the 1960s, when the neighbourhood still had mansion lots to convert and the design standard was one building per lot, with one large apartment per floor and full service quarters. The name is registered exactly this way in the municipal building register, which is also the only public source that matches the name with the street and number. The authorship of the project, the development and the construction company are not documented in a public source that can be opened and checked and are therefore not attributed here.

  • Concept: a large floor area on a small lot — 880 m² of land and a single tower with a narrow footprint, resolving the programme through height rather than area.
  • Trivia: the name is a registry trap the house has already seen at work. There is an Alameda Carinás in Alphaville and an Avenida das Carinás in Indianópolis, and “Carinás” reaches real-estate databases far more often as a street name than as a building. Here, though, the name belongs to the building: it is the municipality’s building register that records Edifício Carinás at Avenida Angélica, 1132. Another particularity of the address: the postal service splits Avenida Angélica into three official neighbourhoods along the same axis — Santa Cecília up to 980, Higienópolis from 982 to 1696, and Consolação from there on. Carinás sits in the middle of the Higienópolis stretch.

Architecture and aesthetics

A single tower built on a mid-block lot, with 36.64 m of height registered with the municipality over a footprint of approximately 320 m² — a slender-building proportion, with a small slab and generous ceiling height, typical of the early-1960s crop on Angélica. This is the geometry that explains the floor plans: with a slab of this size, each floor holds practically a single large-floor-area residence, and the building gains in privacy what it gives up in number of units. The architectural authorship is not documented in a public source and is not attributed here.

Higienópolis: the address

Higienópolis is the neighbourhood São Paulo built so that one would not need to leave home, and Avenida Angélica is its spine. On the block where Carinás stands, the avenue has already lost its hurry: it has street-level shops, a pharmacy, a lab and a bakery at the door, Shopping Pátio Higienópolis is a few minutes’ walk away, and Parque Buenos Aires — the neighbourhood’s backyard — sits up along Angélica itself. Hospital Samaritano and Hospital das Clínicas are minutes away, Mackenzie and FAAP close the ring of schools and universities, and the metro’s Estação Santa Cecília and Estação Marechal Deodoro handle downtown without a car. It is a neighbourhood that does not depend on new launches: the street grid, the shops and the tree cover have been established for three generations, and the supply of land ran out long ago.
