History

The Loft São Paulo III is the third building in a named line — the Loft São Paulo brand, launched jointly by Stan and Bolsa de Imóveis in the late 1990s and signed, from first to last, by architect João Armentano. The series has four addresses and a short, dense timeline: the I in 2000, in Jardim Guedala; the II and the III in 2002, both in Cerqueira César; the IV in 2003, in Itaim Bibi. The building on Alameda Tietê is the only one in the line born in the heart of the Jardins. Later the house itself extended the brand with the Grand Loft and the Grand Loft II, also by Armentano — and Yuny lists the Loft SP III in its portfolio of completed residential properties.

  • Concept: raw space. The apartment is delivered as a volume, not as a fixed floor plan: generous ceiling height and a customisable layout, so the resident can design the internal division. It is the opposite of the prevailing logic of the São Paulo market at the turn of the century, which sold fixed floor plans and bedroom counts.
  • Curiosities: the line was born from a direct reading of the New York lofts — the industrial warehouses of SoHo converted into homes — and the development even took that reference literally in one of the following buildings, the Grand Loft, whose project was overseen by the New York architect Joseph Pell Lombardi. The Alameda Tietê plot is 1,094 m² and the base structure occupies about 40% of it: the rest was left open, and the tower rose slender.

Architecture and aesthetics

A single, slender tower over a low base structure. The municipality’s aerial photogrammetric survey measures the roof slab at about 64 metres above ground, with a technical volume reaching 71 — and the tower’s footprint is just 288 m², a little over a quarter of the plot. It is a needle-like layout: little support on the ground, plenty of air around it, and the consequence is what the product promised — large windows on more than one face and cross-lighting in floor plans ranging from 83 to 174 m². The unit types include penthouses, and Armentano’s design treats ceiling height as raw material: where the market of the time lowered ceilings to squeeze in an extra storey, here the internal height is the selling point.

Cerqueira César is the district the market almost never calls by name — it’s sold as Jardins, and that’s no mistake: this is where the label begins. Alameda Tietê runs parallel to Rua Oscar Freire and Alameda Franca, and number 208 falls on the block between Rua Augusta and Rua Haddock Lobo, in a stretch where the city changes texture at every corner: on one side the shop windows and galleries that made the neighbourhood’s name, on the other the tree-lined residential heart left over from the original grid. The street shops and tables are within walking distance; by car, Avenida Paulista and Club Athletico Paulistano are a few minutes away. It is a metro address — Oscar Freire and Consolação serve the quadrant — and one of scarce land: the block has been built out for decades.
