History
Palmares 875 is a horizontal condominium of eight residences built by JLN Incorporadora on a short street in the residential heart of Brooklin, with architectural design by the Guima Arquitetos studio. It belongs to the crop that redesigned the high end of the southern zone over the last decade: instead of buying the standalone house on a thousand-square-metre plot that the neighbourhood used to have and no longer has, the buyer purchases the whole house — three storeys, pool, garden and private gourmet area — within a perimeter with a gatehouse, cameras and an electric gate. The condominium was not given a fantasy name: it takes the name of the street itself, and it is by the number that the market identifies it.

- Curiosities: the private lift is not prepared infrastructure, it is equipment delivered already installed — an unusual decision for a product of this scale, and one that changes the conversation with a buyer thinking about growing old in the house. The upper floor was deliberately left undefined: it can become a fourth suite, a home office, a gym, a playroom or a family room, depending on the family. The private areas were designed almost equal but not identical — 481.88 m², 488.54 m² and 495.51 m² — so that each house has its own floor area.
Architecture and aesthetics
Eight three-storey houses on a single plot, with underground parking and the ground-floor social area opening onto each unit’s own garden, pool and gourmet area. The design is by Guima Arquitetos and follows the contemporary grammar that Brooklin Velho has adopted in its house condominiums: a rectangular volume, exposed slab, large window frames, and concrete and timber sharing the façade with glass. The layout is the project’s quiet argument — with eight internal plots on a single piece of land, each house has its own setback and garden without depending on its neighbour’s distance. Landscaping credit circulates in the market but is not confirmed by a first-hand source and is therefore not attributed here.

Rua Palmares runs through the residential heart of Brooklin — the stretch the city still calls Brooklin Velho, even though the postal register lists it as Brooklin Paulista. It is a grid of short, tree-lined streets, of houses and semi-detached homes, that has resisted the corporate densification that took over the neighbouring axis. The contrast is the address’s argument: a few minutes away are Berrini, Avenida Santo Amaro, Marginal Pinheiros and Congonhas Airport, and a little further on Faria Lima — the city’s greatest concentration of value generation lies a distance you cover by car in minutes, not hours. It was in this grid that the southern zone installed, in recent years, its very-high-end house condominiums: each with eight, ten or twelve units, and none with room to be repeated.
