Itupeva
Not a neighbourhood: it is the municipality nestled between Jundiaí, Vinhedo and Louveira, on the Bandeirantes axis — the ultra-high-end countryside address that looks towards two economic centres at once.
The neighbourhood’s story
Itupeva is a municipality of a little over sixty thousand people in the São Paulo countryside, some seventy kilometres from the capital, served by the Rodovia dos Bandeirantes and crossed by the Rodovia Miguel Melhado Campos, the SP-324, which links Vinhedo to Viracopos airport. The town has a dual vocation: on one side, the mass tourism of the SerrAzul hub, with theme parks and an outlet mall on the motorway; on the other, the largest concentration of golf-course country estates in the state.
The explanation lies in the land structure. The region’s farms — first coffee, later pasture — arrived intact in the 1990s, and it was on top of them that the generation of residential country clubs that now defines the municipality was built. Fazenda da Grama is the best known: an eighteen-hole, par-72 course designed by Brian Costello, of the JMP Golf Design Group, opened in 2006, with a two-thousand-square-metre clubhouse at the highest point of the land — and, more recently, the Praia da Grama sector, with an artificial wave lagoon within the same perimeter.
Itupeva’s case is geographic and differs from that of Itu and Porto Feliz, which look only towards São Paulo. From here, Viracopos is a few minutes away, Campinas half an hour and the capital an hour when the Bandeirantes cooperates. The mid-altitude climate delivers cool nights year-round. Whoever buys in Itupeva is buying a short distance to two economic centres at once — and that, more than the scenery, is what sustains the price.

The surrounding area
- Clubs: Fazenda da Grama Country Club, with eighteen holes, par 72 and 7,123 yards, closed to guests of members only; besides it, the region’s equestrian centres, lakes and social clubhouses within the estates.
- Schools: the reference offering is in Jundiaí and Campinas; the public here is second-home owners and residents with a short daily commute to the Jundiaí–Campinas axis.
- Dining and lifestyle: the SerrAzul hub, on the motorway, with an outlet mall and theme parks; the dining scene of Jundiaí and Vinhedo, a few minutes away; and, within the estates, their own clubhouses and restaurants.
- Parks: the greenery is internal — reserves, lakes and agroforests within the perimeters; outside them, the remaining rural landscape between the Bandeirantes and the hills.
