Florianópolis
Not a São Paulo neighbourhood: it is the capital of Santa Catarina, half island and half mainland, where the north of the Island concentrates the country's most established high-end beach market.
The neighbourhood’s story
Florianópolis occupies the Ilha de Santa Catarina and a mainland strip, and its value map is clear: the north of the Island — Jurerê, Canasvieiras, Praia Brava, Ponta das Canas — is where the ultra-high-end beach market is concentrated, with calm sea and complete urban infrastructure; the east and south hold the surf beaches, the Lagoa da Conceição and the more informal occupation.
The chapter that defines the north of the Island begins on 6 November 1980, when Grupo Habitasul opened Jurerê Internacional, a planned neighbourhood designed by Sérgio Sclovsky with decisions that had no parallel on the Brazilian coast: no seafront avenue, houses without walls, and a water and sewage system built by the developer itself, because the state utility said it was unable to serve the region. The beach won Latin America’s first Blue Flag in 2009, and the neighbourhood became an international destination thanks to its beach clubs.
At the turn of the 2010s, a second layer was added to the city: the technology hub. Florianópolis began attracting permanent, very-high-income residents who had previously only come for the season — and the property market stopped being seasonal.

The surrounding area
- Clubs: the beach clubs of the north of the Island, which gave Jurerê international fame; and the Jurerê Sports Center, home to a leg of the WTA tennis circuit and the Troféu José Finkel swimming meet.
- Schools: the city concentrates Santa Catarina’s leading private school network, with bilingual schools and international programmes along the centre–north axis of the Island.
- Dining and lifestyle: the Jurerê Open, the state’s first open-air shopping centre, opened in 1994, and the restaurant, five-star hotel and marina scene of the north of the Island; in the centre, the Mercado Público and Azorean cuisine.
- Parks: the dunes, the rocky headlands and the preserved Atlantic Forest of the Island, plus the parks and green areas integrated into the Jurerê plan.
