History
The development’s material is explicit about the idea that organises the project: designing to provoke a sense of well-being and closeness to nature, on a plot that preserved more than a hundred trees. The decision has a rare, practical consequence. In an urban house condominium, the market standard is to clear the lot, lay out the grid of identical houses and plant afterwards whatever fits in the leftover space. Here the sequence was reversed: the existing trees became the project’s fixed given, and the fourteen houses accommodated themselves among them. Two clearings in the tree cover received no house at all and became the condominium’s two leisure spaces — the Bosque de Leitura and the Bosque do Tarzã. The authorship of the project and the development are not documented in a public source and, for that reason, are not attributed here.

- Trivia: the two leisure spaces are neither a hall nor a court — they are groves, and they have proper names. The Bosque do Tarzã says, without needing to explain, what kind of childhood the condominium was designed for.

The set reads as a private street, not as a development: two- to three-storey houses laid out along a landscaped internal path, with the perimeter wall and the guardhouse forming the separation from Rua João Álvares Soares. The relationship between built area and plot is the figure that defines the standard — from 367 to 437 m² built on plots of 250 to 370 m², which means a vertically stacked house, with the programme distributed across floors and the ground floor freed for the garden. It is the answer that Campo Belo allows: garden-neighbourhood house sizing within a grid of urban lots, with the compensation coming from the shared tree cover rather than the individual backyard. The architecture, interior design and landscaping credits are not credited in a public source.

Campo Belo: the address
Campo Belo is the neighbourhood the south side uses when it wants a house without leaving the city. The grid is one of residential lots and tree-lined streets, inherited from a subdivision that was never fully turned into towers, and street-level commerce — bakery, market, neighbourhood restaurant — handles day-to-day life on foot, something the tower neighbourhoods in the same price bracket can no longer offer. The block on Rua João Álvares Soares sits in the quiet core, on the border with Brooklin, and access is resolved from outside: Avenida Santo Amaro and Avenida Vereador José Diniz on one side, Avenida Roberto Marinho and Avenida Juscelino Kubitschek on the other, with Estação Vereador José Diniz and Estação Brooklin Paulista stations and Parque Bruno Covas in the neighbourhood. It is also a low-height-limit neighbourhood: the proximity of Congonhas airport caps building height, which is why the sky here stays open — the same restriction that keeps a new tower from rising next door.
