Senpar

The road-building company that invented the gated country subdivision in Brazil — and remains the owner of the category in Itu, half a century later.

Who they are

Senpar began in 1963, with engineer Jacob Federmann, and became established in 1967 with the arrival of Dr. Rosaldo Malucelli. The original business was road infrastructure, and a large one: the group took part in building and maintaining the Castello Branco, Anhanguera, Bandeirantes and Dom Pedro highways, and has totalled more than 3,500 km of roads built and maintained throughout its history.

The real estate turn came in the early 1970s. The partners bought 4.2 million square metres from the nuns of Patrocínio, in Itu, and travelled to Boca Raton, Palm Beach, Naples and southern Spain to study residential leisure centres near big cities. They came back with the realisation that abroad each subdivision was built around a single sport — and with the decision to bring them all together in one address. That is how Terras de São José I was born, which the group claims as Brazil’s first gated subdivision.

Between the 1970s and the late 1980s, the group rolled out dozens of open and gated subdivisions — São Pedro e São Paulo, Portela, Jardim Theodora, Terras de São José Guarujá, Terras de São Carlos — totalling more than 25,000 lots delivered. In the 1990s it opened Shopping SerrAzul, the first elevated mall over highways in Latin America, and from it developed the Polo SerrAzul, with theme parks, a hotel, an outlet and subdivisions. From 1998 it entered highway concessions, and between 2006 and 2016 it launched a second generation of residential developments, among them Terras de São José II. Today it operates as the Grupo Terras de São José, with fronts in land subdivision, infrastructure, concessions, malls, hospitality and energy.

Product vision

  • Positioning: high- and top-end gated country subdivisions, always anchored by their own sports club — golf, equestrian sport and tennis as the backbone of the project, not as an amenity.

  • Outside residential: Shopping Aéreo SerrAzul, Polo SerrAzul, Novotel Itu Golf & Resort with a convention centre (2018), Cyan Resort by Atlantica and highway concessions.
