Who it is

Meta presents itself as a boutique developer: it selects and studies each project, one by one, and works with a deliberately small number of developments at a time. The axis of its narrative is architecture — the firm says the difference lies in the details, and that valuing design is what makes its buildings unique and desired. Consistent with this, it keeps its own page dedicated to the architects it works with, which is rare for a developer of this size.

The structure is the unusual part. Meta carries the weight of more than 25 years of Souza Lima Construtorai, a company from the same group, responsible for all of the developer’s projects — it is not an occasional partnership, it is a fixed in-house builder. In practice, the buyer contracts a single firm: the one that develops and the one that builds answer to the same owner.

The activity splits into three declared fronts: residential, commercial and international.

Product vision

• Positioning: ultra-high-end in upscale addresses of the capital, with strongly authored, small-scale projects. Únicoi, in Itaim Bibii, is the portrait of the method: twenty-nine units on a dead-end street, an integral project by Studio Arthur Casasi — architecture, interiors and common areas in the same hands.
• Differentiators: in-house construction through Souza Lima Construtorai, which shortens the distance between the design and what gets delivered; a rare variety of typologies within the same small building (from the double-height loft to the triplex penthouse, in the case of Únicoi); and a willingness to fund expensive-to-execute façade gestures, such as resident-operated mashrabiya screens.
• Reach: besides residential and commercial in São Paulo, it maintains an international front.
