Trancoso

On the southern tip of Bahia, on the Costa do Descobrimento: the former fishing village around the Quadrado that became one of Brazil's most sought-after high-end beach destinations.

The neighbourhood’s story

Trancoso is not a neighbourhood: it is a district of Porto Seguro, on the southern coast of Bahia, on the Costa do Descobrimento — the stretch where the Portuguese landed in 1500. The heart of the place is the Quadrado, the grassy square with the little white Igreja de São João Batista atop the cliff, from where the sea can be seen. It was there, in a former fishing settlement, that a culture of understated sophistication took shape over recent decades — the luxury of the rustic, the natural and the discreet — which sets Trancoso apart from the rest of the north-eastern coast and attracts a national and international clientele of the very highest purchasing power.

What underpins the property value of the area is the combination of preserved scenery and low density. The beaches — Itapororoca, Taípe, dos Nativos, dos Coqueiros, do Espelho on the way to Caraíva — are protected by cliffs and Atlantic rainforest, and the local top end is organised around residential complexes linked to hotel and golf operations, almost always with low occupancy. Access is via Porto Seguro or Ilhéus, and the distance to the airport is the natural price of peace and quiet: the more secluded the address, the further from the road.

Trancoso: the Quadrado, the cliffs and the preserved beaches of the Costa do Descobrimento — understated sophistication and low density, in southern Bahia.

The surrounding area

  • Clubs: the leisure infrastructure belongs to the residential complexes and resorts themselves — golf courses, beach clubs and hotel services; there is no urban club culture here.
  • Schools: a territory of second and third homes; the reference schooling remains in the buyers’ home cities.
  • Dining and lifestyle: the Quadrado concentrates restaurants, designer shops and the district’s nightlife; fine dining has also arrived via branded hospitality, such as Hotel Fasano Trancoso.
  • Beaches and nature: Itapororoca, Taípe, dos Nativos, dos Coqueiros and, on the way to Caraíva, Praia do Espelho — all protected by cliffs and Atlantic rainforest.
