History

The Iporanga was born in the 1980s, on a stretch of coastline that the road to Bertioga had just opened up — and it was born with a decision that defined everything that followed: strict building rules, limiting deforestation and requiring projects to respect the topography and native vegetation. The association that runs the estate, SASIP — Associação dos Proprietários do Iporanga, has been registered with the federal tax authority with an activity start date of 17 August 1983, and it is this association, and only this association, that maintains the place: beach cleaning, security, waste collection and recycling, water and sewage treatment, road maintenance. There is no public authority in the equation.

The result, forty years on, is an anomaly on the São Paulo coastline. Half the territory remains covered in Atlantic Forest, and the street layout was designed to frame — not to occupy — the three beaches that lie within the perimeter: Praia de Iporanga, where a freshwater waterfall runs down the hillside and flows into the sea; Praia das Conchas, more secluded, in the middle of the estate; and a stretch of Praia de São Pedro, with open sea and good waves.

  • Concept: occupation subordinated to the forest — the reverse of the usual beach-estate logic, in which the forest is what’s left over after the streets are laid out.
  • Curiosities: the estate maintains an orchid house and a butterfly garden with visiting hours; and Praia de Iporanga is, probably, the only spot on the São Paulo coastline where one can bathe in a waterfall and the sea in the same place.

Architecture and aesthetics

There is no single architectural project and no unified façade: what the Iporanga has, instead, is a rule. From the outset, the regulation has limited deforestation on each plot and set parameters that require the house to accommodate the topography and vegetation, not the other way round. That is why the landscape, seen from the beach or the internal road, reads as continuous forest with occasional openings — the houses appear among the trees, at different levels, without alignment and without a levelled platform. The architecture that flourished under this regime is the mid-hillside beach house: horizontal, with a low roof or a green roof, open to the sea on a single side, with wood and stone in abundance. It is one of the rare complexes on the São Paulo coast where planning control produced aesthetics, rather than mere restriction.

Guarujá: the address

Guarujá is not a neighbourhood: it is the municipality of Ilha de Santo Amaro, on the central São Paulo coastline, a little over an hour from the capital — the historic beach of São Paulo, the one that received the first generation of São Paulo holidaymakers and never stopped being a family address. The city has twenty-seven beaches, and the geography clearly separates two Guarujás: the urban seaside of Pitangueiras and Enseada, with buildings on the sand and seasonal bustle; and, beyond it, the Serra do Guararu, where the Rodovia Ariovaldo de Almeida Viana climbs the coast toward the Bertioga ferry and the Atlantic Forest runs down to the sea without a break. It is in this second Guarujá that the gated estates keeping whole beaches behind a gatehouse are found, and the Iporanga is the largest of them. The trade-off is an honest one, worth stating: there are no kiosks, no vendors and no shops on the beach here — visitors bring what they intend to consume, and it is precisely that absence that preserves the sand.
