Sobloco
The company that urbanised a deserted beach and never let go: four decades building the same neighbourhood, from the first kerb to the treatment plant.
Who they are
Sobloco Construtora S.A. is the São Paulo company that signed, alone and without partners, the largest urban development project on the Brazilian coast. In 1979, the owners of the nine-million-square-metre plot on São Lourenço beach — the companies Praias Paulistas S.A. and Cia Fazenda Acaraú — approached Sobloco to develop the area; the contract was signed in August that year and the construction site was set up the same year. Riviera de São Lourenço was born.
The firm’s hallmark is permanence: more than four decades later, the same development remains under construction by the same company, with the land use and occupancy rules written at the end of the 1970s still in force. Sobloco did not sell lots and leave — it built the water intake, treatment and distribution, sewage collection and treatment, the seedling nursery, the concrete kerb-and-pipe factory, and it stayed.
A Sobloco director was also present, in 1971, at the conversation that gave rise to Alphaville — the meeting between Renato de Albuquerque, engineer Célio Sampaio de Freitas and the representative of the heirs of Conde Álvares Penteado, over the plot on the banks of Rodovia Castello Branco.
Product vision
- Positioning: long-term private urbanism — an entire planned neighbourhood, with its own sanitation infrastructure and signature zoning, executed over decades rather than launch cycles.
- Differentiators: an occupancy discipline written before the first sale and maintained for forty years; an environmental management system certified to ISO 14001 since 2000; and the rare decision, in the sector, to remain responsible for operating what it built.
